Showing houses on father's day.
I left my husband home alone.
I guess my children forget father's day too.
Mother's day is bigger event as commercialized.
My clients found a house they liked today, and try to make an offer.
But, they are wondering if asking price matches actual appraisal price or not.
My comp are lower than asking price, but low inventories of housing market push up the asking price, especially good condition and normal sale.

Last deal was fell off, because appraisal came very low price.
Although buyer got deposit back, but it costed them appraisal fee and some other actual cost.

The truth is there are not much house for sale, and we need more houses to sell.
For example, only 84 houses(2bed and more) for sale in Concord, same situation in other areas.
It is good time to sell houses.

バイヤーのお客様はお気に入りの家を見つけてオファーをしようと言うところですが
値段が少し高め。現在家の供給が少ないので、いい条件の家はどうしても高くなるので
それは納得されているのですが、問題は価格査定が前回のように
低くで可能性があるので、ちょっと躊躇。　

一旦交渉に入ると、それなりに経費がかかるので、入札を入れるにしても
慎重にならざる得ません。

大体どれくらいの価格査定がでるのかエージェントでもわかるので、
この物件も高めであるのことは事実。
だからといって適正価格で入札を出すと契約に至らないので、売値またはそれ以上の入札にならざる得ない。
バイヤーとしては大目の頭金を提示して査定結果が低くてもその頭金で賄えるようにするか、
現金、もしくは頭金の少ないローンに組み替えるかの選択になります。

売り出し中の家が絶対数足らないのは事実。
私の住んでいるコンコード市で2ベッド以上の売出し中の家が84件だけ。他も地域も似たように
不足しています。
売りに出すのなら今がいい時期だといえます。
