オークランドとサンフランシスコが早く売れるということは、
やはり便利さ重視の傾向かも知れませんね。

The average number of days homes are spending on the market has dropped by nearly 10 percent nationwide in the last year, according to June housing data from REALTOR.com. The average U.S. home now spends 84 days on the market.

But in some housing markets, homes are selling even faster, spending an average of 45 days or less on the market before they sell. What’s more, many of these housing markets are having not only some of the speediest home sales but also some of the largest increases in median home prices compared to a year ago.

Here are seven metro areas that saw homes on the market for the fewest number of days in June, according to Realtor.com data:

Oakland, Calif.
Median days on the market: 24

Denver
Median days on the market: 33

Anchorage, Alaska
Median days on the market: 43

Fresno, Calif.
Median days on the market: 43

Bakersfield, Calif.
Median days on the market: 44

Seattle-Bellevue-Everett, Wash.
Median days on the market: 45

San Francisco, Calif.
Median days on the market: 45

For the last 12 months ending in May, U.S. home prices have increased 3.7 percent, according to the Federal Housing Finance Agency’s latest House Price Index. Home prices increased 0.8 percent from April to May on a seasonally adjusted basis, according to the index, which uses purchase prices of houses with mortgages that have been sold or guaranteed by Fannie Mae or Freddie Mac. 

While prices are picking up, they still may have a long way to go in some markets. Home prices are about 17 percent below the peak reached in April 2007, according to the FHFA index. Prices are at about the same level they were at in May 2004, according to the index. 

Still, other industry reports out recently are also showing an increasing in home prices. 

The National Association of REALTORS® recently reported that median existing-home prices were up 7.9 percent in June from a year ago. In fact, existing-home prices in June posted their strongest gain since February 2006 and for the last four consecutive months have posted increases. NAR attributed most of the price gains to the fact that there were fewer distressed homes for sale in June.

"Older Adults at Higher Risk for Foreclosure

More than 1.5 million older Americans have lost their homes to foreclosure and millions more are at risk, according to a new AARP report. The risk appears to be greatest among Americans 75 years and older, as well as minority home owners.
About one in 30 adults 75 and older face foreclosure today. That's significant when compared to 2007, when one in 300 home owners aged 75 and older were at risk of foreclosure. 
Furthermore, older minorities — particularly African Americans and Hispanics — have foreclosure rates that are nearly double than those of white home owners at the same age, the report notes.

People should consider to sell own house when it comes turning point, and get out equity and move to where they can live comfortably. Get out of loan debt.



年金暮らしで、収入減になった75歳以上の高齢者、特にマイノリティーの高齢者の家の差し押さえ
の危機が迫っているということです。リタイアした後でもまだローンが残っている人がそれだけ
多いと言うことですね。

日本的に考えるなら既にをローンは払い終わっていると思うでしょうが、こちらは死ぬまでローン
を抱えていると言うのが実情です。

ある程度の時期が来れば、将来を考えて身軽になるために、売って買い替え、または引越しを考えるのも必要ですね。

The third week of July brought news of more mortgage rate lows, according to Freddie Mac’s Primary Mortgage Market Survey (PMMS).

For the week ending July 19, the 30-year fixed averaged 3.53 percent (0.7 point), down from 3.56 percent the previous week and 4.52 percent the year before. In all of 2012, the average 30-year fixed has only gone to 4.00 percent or higher for one week.
The average 15-year fixed for the week was 2.83 percent (0.6 point), down from 2.86 percent the week before and 3.66 percent at the same time in 2011. This week marks the eighth consecutive week that the average 15-year fixed-rate mortgage has been below 3.00 percent.
The 5-year adjustable-rate mortgage (ARM) also fell, averaging 2.69 percent (0.6 point), a drop from 2.74 percent last week. The 1-year ARM saw no changes, hovering at 2.69 percent (0.4 point).
Frank Nothaft, VP and chief economist at Freddie Mac, explained how the low rates are aiding in the housing market’s recovery.
“With little signs of inflation and the Federal Reserve’s ‘Operation Twist’ keeping U.S. Treasury bond yields in check, fixed mortgage rates are remaining low and helping to stir the housing market,” said Nothaft. “For instance, the 12-month growth rate in the core Consumer Price Index has been in a narrow 2.1 to 2.3 percent band over the past nine months ending in June. Meanwhile, new construction on one-family homes rose for the fourth consecutive month in June to its strongest pace since April 2010 with builders restocking their lean inventories of new homes. In fact, homebuilder confidence for the next six months rose for the third month in a row in July to its highest reading since March 2007.”
Bankrate also posted new record lows, with the 30-year fixed falling to 3.78 percent from 3.79 percent the week before. The 15-year fixed averaged 3.04 percent, inching down from 3.05 percent in the previous survey. Meanwhile, the average 5/1 ARM rate fell to 2.89 percent, a slide down from 2.95 percent."

Underwater Home Owners Help Lift Home Prices?

Home owners who owe more on their mortgage than their home is currently worth actually may be helping to drive up home prices in certain markets, suggests CoreLogic in its July MarketPulse report.

These underwater home owners, who can’t afford to take a loss on the sales price of their home, are refusing to sell. As such, inventories are shrinking, giving buyers fewer options to choose from and lifting prices, according to the report.

Housing markets that are seeing some of the highest appreciation are also in states that have some of the highest number of underwater homes, according to CoreLogic.

"Negative equity is keeping many potential sellers out of the market, which keeps a lid on inventory and combined with the reduced flow of REO properties has led to much tighter market conditions for lower priced properties, particularly in the hardest hit markets," according to CoreLogic in its report.

家の値段が上がってきているから、ショートセールしなくてすむ人が増えてきています。

立地条件のいいところは、銀行の抵当物件が姿を消しています。やはりいいところからなくなるものですね。

Expert said "Housing Market hits bottom" 底値をついた不動産マーケット

"The housing market has turned—at last.

The U.S. finally has moved beyond attention-grabbing predictions from housing "experts" that housing is bottoming. The numbers are now convincing.

Nearly seven years after the housing bubble burst, most indexes of house prices are bending up. "We finally saw some rising home prices," S&P's David Blitzer said a few weeks ago as he reported the first monthly increase in the slow-moving S&P/Case-Shiller house-price data after seven months of declines."

不動産は底値をついたとエキスパートがいっています。

サンノゼあたりは最低5万ドルアップで複数入札が入り、なかなか変えない状態が続いています。

これからは値上がりしますね。 バイヤーにとっても今年が買い時。利息が安いので、今がチャンスです。

いつまでも値切ろうとする考え方ではもう買えません。 BUYERもマインドをスイッチしてハウスハンティングが必要になってきています。 時間をかければかけるほど、高くなっていくでしょう。
もちろんロケーションによりますが。。。
マーケットは2,3、ヶ月でめまぐるしく変化しています。

Listing appointment to Union City

It was very hot day. I sweat a lot, and my dogs keep hiding in coolest place.
I went to Union City for a  listing appointment,
The couple is planning to live in Shanghai where they were born.
Mrs. is a famous pianist, and she travel a lot,  but sorry I do not have knowledge about Pianists.
They are planning to rent their house.
The heat was getting up, I started sweating during interview.  My sweat coming out of my face, and my face was totally wet.  It was 99 degree. They said " Weather of Union City is very mild, it is NOT HOT, and too cold" !???
I said  ".............?!"  I keep sweating,, and left their home.

今日は暑い1日でした。まだ暑いので犬たちはひたすら涼しい場所を求めて休憩。
リスティングアポでユニオンシティーに行ってきました。

ご夫婦が生まれ故郷の上海に行くというので家を賃貸に出したいと言うことで、
お宅にお邪魔しました。

奥様は結構有名なピアニストでソロのコンサートツアーによく出かけるというお話でしたが、
ピアニストの知識がないのでごめんなさい。

日中の温度がどんどん上がってきて、インタビューの最中に汗だら。 拭いてもどばーっとでてくる
汗。本当に暑い。汗だらの私の前で、ご夫妻は
「ユニオンシティーの気候は穏やかでいいわよ。暑すぎず、寒すぎず」!!
返す言葉もなく 「。。。。。。!?」
吹き出る汗と拭きながら、お暇しました。

しかし暑い

Home Vegetable Garden - Giant Zucchini

                                       
My home vegetable garden.
We started from seeds.
Tomatoes , Cucumbers, Spinach, lettuce, and more.
But when it grows, it come all at one time.
Especially Zucchini.

I cooked Zucchini Chili beans, Zucchini Japanese style soup
and more. 

It is Zucchini nightmare.

more and more coming


家庭菜園。今年は種から植えました。トマト、レタス、きゅうり
等色々。でも育つのが同時だから大変です。特にズッキーニは
一度のドカッと出来てお化けになります。
瓜の一種だから瓜として煮物を作って、ズッキーニチリビーンズも
作ってみました。

恐怖のズッキーニまだまだ出来てきます。

Thank you for all aver the world

The Artist Yoji Shibaoka sent me a e-mail yesterday, he found me through my blog.

The Artist Yoji Shibaoka made
“LOT OF HEARTS PROJECT” poster was made just after the tragic March 2011 Tohoku Tsunami Earthquake in Japan. The artist created this poster to share his appreciation for people who supported Japanese Earthquake victims. This is a heartfelt thank you to everyone all over the World.

I made small version of this poster and distribute to my neighbors.
