Finally, we closed a condo unit. It supposed to be easy smooth transaction, but it took us 4 months to close.
The condo units are sold as condo conversion. The location convenient area, and each units are remodeled.
My client loved it, and made an offer immediately. We have done what we have to do as a buyer, then we found out the owner of condo has not complete of paper work to sell as condo units. The owner have to clear couple paper works and get approval from City, and County. We were ready to close, but the sellers were not ready, if seller does not clear certain condition, loan will not approved as condo. The buyer's loan himself was approved for long time, but if condo is not able to get loan, the buyer has to back off.
Luckily for the seller, there are not much condo properties on market within the buyer's budget, and the buyer really liked the unit. The seller agreed to pay buyer's costs, and the buyer just kept waiting until all cleared. The seller took very serious to get it done as soon as possible, more delay cost more money to the seller. After hard working by the seller, finally sighed a week ago, and closed it this Friday. I received the keys from the seller, and delivered it Friday. I hope a new owner enjoys new house. Each transaction has drama, but after all it will be Happy End. Enjoy new house, new neighbors.
