Food tasting

Our Real Estate and Financial workshop was very successful, and we are planning to have same series couple times in this year, different location.

This year is busy year, I have workshop series, more real estate transactions are coming, and my daughter's wedding in June too.

Today was food tasting day. CATERMAN CATERING offered me very reasonable price and tasty food!! I loved it.

I do not think shop around . I am focusing losing weight for wedding, although it is not my wedding but, mother has to have nice looking for my daughter.

不動産とファイナンシャルの勉強会は大好評い終わりました。反省点もありますが同じテーマで数回場所を変えて開催する予定です。

今年は忙しい年になります。勉強会、不動産マーケットも活発になり、問い合わせも多く、また6月に娘の結婚もあり、お金のかかる娘は

もうものではないですね。　今日はケーターマンケータリングの試食に行ってきました。メニューの内容、味と値段は非常に納得がいく値段で

他をあたることなくここに決めました。　さて減量も今年のテーマ、花嫁の母は見かけを良くしておきたいので真剣にダイエット。

We have invited cross-border tax issue specialist CPAs Ms. Zhang and Ms. Kawahata to be our discussion leaders to educate us on real estate related international/cross-border tax issues which may arise in the future.  This workshop is focused on Japanese clients who:

-own real estate

-are green card holders who plan to purchase real estate in the near future

-are non-US residents who plan to purchase real estate as foreign investors

-are married to a US citizen

アメリカ不動産投資と対策

　以前からプランを練っていた不動産とファイナンスの勉強会。実現しましたが、
実際に専門の弁護士さんと会計士さんのお話を聞くとものすごく勉強になります。一回聞いてもわからないし、その時々の事情によって対策が変わってくるのも事実です。

　不動産はお金があれば、または銀行が融資してくれれば誰でもアメリカでは購入できますが、購入後または購入前から準備をしておいたほうが良いと言うことが勉強会でよくわかりました。皆さんお金を節約するために、なるべく弁護士や会計士またはファイナンシャルプランナーを使わずにまず購入されますが、そのお金を出し惜しんだために将来莫大な課税がされる可能性もあります。


 特に外国籍の方の購入の場合は、要注意です。外国人の場合は課税される額が違い、また相続税の免除額も莫大に違ういます。

My fiirst workshop in 2012

あけましておめでとうございます。
今年もよろしくお願い申し上げます。

さて本年は、以前から企画していた、不動産とファイナンシャルの勉強会が
実現することができました。
これまでのファーストタイムバイヤーの「セミナーに加え、お客様のご要望で、：不動産と
ファイナンシャルプランの勉強会シリーズを定期的に開催します。

不動産投資は、自宅としてすむにしても、投資物件として購入するにしても、その気になるのが
税金と相続にかんすることがきになるところ。市民権のあるかた、永住権のあるかた、または非在住者の方も含めて立場によって税率がずいぶんちがいます。　
まず第一回は日米の事情に明るい弁護士さんをお招きして相続税とエステートプランについて明日お話をしていただきます。
今回は顧客の方対象ですが、次回からは一般の方も参加していただくようにと考えています。
